Booking Information

We rent our accommodation typically from Saturday – Saturday. Customers may check in at 4pm and must vacate the property by 10am the following Saturday (or on the Saturday at the end of the hire).

We request that customers enquire about availability as a means of making contact. If available, the customer is required to pay a deposit of 20% of the rental value as a deposit to secure the booking. The balance of the hire must be paid two months prior to the hire’s start date. We will write in advance of that deadline to request final payment.

We also request a security deposit of £500.00 which is fully refunded within 7 days of the end of the hire. Any damage to the property will be charged against this, with the remainder returned. This security deposit is not included in the initial 20% deposit but will be requested along with the booking balance, two months before you are due to arrive.

Cancellation

You are strongly recommended to arrange a comprehensive holiday insurance including cancellation cover.
Cancellation must be made in writing.
Cancellations charges are as follows:
Before 56 day: Loss of deposit
56-29 days: 50%
28 days or less: 100%

Terms and Conditions

  1. To reserve a property the client should complete and sign the booking form and return it together with payment of the initial non refundable deposit (20% of the total rent due).
  2. The balance of the rent, together with the security deposit (see clause 4) is payable not less than 56 days before the start of the rental period. If payment is not received by the due date, Michael and Zita reserve the right to give notice in writing that the rental is cancelled. The client will remain liable to pay the balance. Reservations made within 56 days of the start of the rental period require full payment at the time of booking.
  3. Any chargeable extras, e.g. babysitting, ordered should be settled locally with AAM.
    AAM, our agents in the Samoens, will provide ‘meeting and greeting’ services, information on how best to enjoy your holiday.
  4. A security deposit is required in case of damage to the property or its contents. However the sum reserved by this clause shall not limit the client’s liability to Michael and Zita.
  5. Michael and Zita will account to the client for the security deposit and refund the balance due within 14 days after the end of the rental period.
  6. The rental period shall commence at 4.00 p.m. on the first day and finish at 10.00 am on the last day.
  7. The maximum number to reside in the property must not exceed the number stated on the booking form unless Michael and Zita have given written permission.
  8. The client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in our prices Michael and Zita reserve the right to make a retention from the security deposit to cover additional cleaning costs if the client leaves the property in an unacceptable condition. Beds must be stripped, the dishwasher emptied the fridge emptied and food disposed of along with any household rubbish (taken to the bins at the fork in the road towards the village) and the oven not left badly soiled.
    The client also agrees not to act in any way which would cause disturbance to those resident in neighbouring properties and to abide by the rules of the building’s management.
  9. The client shall report to Mike and Sarah without delay, any breakdown in equipment or defects in the property. Arrangements for repair or replacement will be made as soon as possible.
  10. Michael and Zita shall not be liable to the client:
    1. for any temporary defects or stoppage in the supply of public services to the property, nor in respect of any equipment, machinery or appliance in the property.
    2. for any loss damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond their control.
    3. for any loss, damage or inconvenience caused to or suffered by the client if the property shall be destroyed or substantially damaged before the start of the rental period and in any such event, Michael and Zita shall refund to the client all sums previously paid in respect of the rental period.
  11. Under no circumstances shall Michael and Zita’s liability to the client exceed the amount paid to them for the rental period. This contract shall be governed by Scots law in every particular including formation and interpretation and shall be deemed to have been made in Scotland. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in Scotland.
  12. The chalet is a no smoking chalet.
